5300 Qulliq Court Project Update

Residents of Iqaluit have no doubt noticed a new large building being constructed on the Lower Plateau. Located at 5300 Qulliq Court, this new mixed-use building is owned jointly by NCC Properties Limited (NCCP) and Qikiqtaaluk Properties Inc. (QPI) through a limited partnership (QPI/NCCP Plateau Development L.P.). NCC Development Limited has been engaged as the general contractor on the project. The new building will consist of two storeys of commercial office space and two storeys of residential rental units. The 20,000 square feet of commercial office space has been fully leased to Qikiqtaaluk Corporation, NCC Investment Group and Nunsai Corporation, with the new buildings serving as the new corporate head offices of all three companies. The 22 residential unis have also fully been leased at this point. Construction is expected to be completed by April 2022.

Despite some delays brought on by the ongoing COVID-19 pandemic, construction is progressing smoothly. The building is being constructed with innovative Insulated Composite Envelope (ICE) panels, which greatly increase the energy efficiency of the building envelope. Throughout the spring and summer months of 2021, the building frame was completed and the ICE panels, representing the building envelope, were fully installed. In addition, the roof package was also completed. NCC Development construction crews are now busy at work installing the exterior siding, which is a unique mix of grey, yellow and orange, representing the rising sun. Significant progress has already been made, particularly on the city-facing façade. Interior stud framing around the stairwells, apartment hallways and dimising walls between units has also been completed. The construction crews and sub-trades will soon be shifting focus to mechanical and electrical systems, interior drywalling and interior finishes throughout the fall and winter months.
